Has personally transacted over 500 leases, subleases, assignments, purchases, sales, and every type of ancillary transaction including lease renegotiations, subleases, assignments, relocations, Estoppel Statements, SNDAs, easements, CAM agreements and others. ·Despite an adverse company credit profile, completed 70 new store lease transactions valued at more than $175 million and renegotiated 40+ existing leases, obtaining $7M in remodeling funding and other lease considerations from landlords for one company. · Created annual revenues of more than $12 million through the adaptive reuse or disposition of non-performing real estate assets as well as the effective management of 200+ tenants ·Principal participant in the development of re-branding/re-formatting of two Companies. Managed the development of new prototype store models, including merchandise adjacencies, architectural styles, MEP, and fixture specifications. ·Developed and instituted real estate management policies and procedures for 625 Thrifty Corp. properties, addressing lease/sublease administration, rental income collection, common area and building maintenance, tenant retention, lessor default procedures, etc. ·Introduced real estate site concepts and market penetration strategies, including ADI and MSA related issues, to executive management at two retail companies. Partnered with ownership (private equity firms) to develop and execute store growth strategies as well as financing/capital budgets, and forward-looking projections. Assisted with the integration of an acquired store chain and independent brand into the acquirer’s corporate environment. ·Directed the implementation of site selection strategies for seven client accounts, including transactions that involved substantial entitlement work and acquisition of conditional use permits for a nonconforming uses. ·Performed as a general contractor for construction projects up to $8 million. Initiated and supervised standardization of facilities maintenance practices and functions; reduces expenses and increased productivity. ·Planned and administered multi-million dollar capital and expense budgets
