The last thirty plus years of my business career has been in high end residential and commercial real estate development. This includes developing project feasibility pro formas, establishing a development team, obtain entitlements and necessary financing, put together a targeted tenant and/or sales acquisition program, and provide the highest degree of asset management to achieve tenant retention and maximize project value. This included the City of Vancouver's first Class "A" mixed-use high-rise development incorporating high end residential, office and retail as well as a 400-acre mixed-use light industrial development in partnership with PacTrust, a real estate investment trust headquartered in Portland Oregon. This development incorporated high end residential, hotels, restaurants, retail, office, and light industrial mixed office/warehouse. Even though these were larger projects I also oversaw hundreds of high-end residential and mixed-use projects. In 2016 I made a life choice to retire and move to the Monterey Peninsula to be close to my children and grandchildren. I leased a home in Pebble Beach until I could research what area I wanted to live before buying a home. After a couple of years of "retirement" I realized retirement was not for me. After purchasing a residence in Carmel I knew it was time to start using my experience and skill set in real estate to add value to people's living and working conditions and do what I love. Starting from square one in the Monterey Peninsula I was contacted by a company located in Layfette, California who was in the planning stages of a thirty-million dollar re-development of affordable housing in Seaside, California. After hearing his vision for the re-development I agreed to take the job of on-site owner's representative and project manager overseeing the re-development of 25 buildings housing 192 affordable housing units. I have been with TerraCorpInc. for two years and have successfully achieved the re-development of Del Monte Manor, now known as Hamilton, Ellis and Martin Plaza. This development was funded using a combination of tax credits and investor partnerships. Federal time lines on the development made it imperative that the development was both on time and on budget. Both of which were achieved. My responsibilities included but not limited to insure clear and accurate communication with the owner, and in this case the Board of Directors and coordination of general contractor, architect, civil engineer, landscape architect, solar contractor and on-site management. I am currently in the closeout phase of the project. The owner of TerraCorpInc. plans on taking a sabbatical before taking on new developments so I am looking for a full time, long term challenging position where I can add value through experience and knowledge.
